Maintenance

All apartments are cleaned and painted prior to a new move in. The maintenance team will replace the HVAC filter and complete a full inspection to ensure all items are working in proper order. Prior to move in keys being provided, a member of the leasing team will do a final walk to ensure everything is move in ready.

Maintenance concerns can be addressed with or without the resident present. For non-urgent concerns, the resident can elect to be present or not. For urgent matters, maintenance will address the concern as quickly as possible and the work is not scheduled out.

Yes! In the event of an emergency, please call 911. If you have a non-urgent maintenance concern, it should be reported via the resident portal by going to www.havanasquaretampa.com and clicking on the residents tab. From there, you can login using your credentials and submit your request. You can also place a request via the phone by calling (813) 592-6555 and selecting prompt "3" and then prompt "1" to leave our team a message. Maintenance will respond during regular Monday-Friday business hours. If you experience a more urgent matter please contact the leasing office at (813) 592-6555 and select prompt "3" for maintenance and prompt "2" to page a maintenance representative.

Havana Square offers assistance for those locked out of their apartment during regular business hours. A photo ID is required for this service.

Amenities

Havana Square offers street guest parking. Our residents have parking access within the community garage. Reserved parking spots are available at cost. For extended guest parking, we offer guest parking passes to be used within a designated portion of our garage. Monthly or weekly guest parking passes can be purchased at the leasing office. We ask that both residents and guests be courteous when parking. Vehicles must not span multiple spots. Vehicles left on property cannot be left in disrepair. Handicap parking spots can only be used by those with the proper tag.

Our community offers a 24-hour clubhouse and fitness center. Havana Square features a resort-style pool and two grilling stations, along with a gated pet park for our resident puppies.

Our pool hours are open from dawn until dusk. Additional rules and regulations are posted. The pool-side grill station and courtyard grill station are available each day from 7am to 10pm. Please bring a trash bag for any trash and dispose of it in the compactor after you are done.

We welcome both dogs and cats. Breed and size restrictions apply. We allow for a maximum of two animals per apartment home. Pet Screening approval is required for all animals. There is a $350 nonrefundable pet fee and $25 monthly pet rent per pet. No pet is permitted on property without written approval from the leasing office as part of the lease agreement. All pets must be on a leash unless they are inside the gated pet park. Owners must be present with their pet at all times. Additional rules are posted at the pet park area and in the lease agreement. Owners must pick up after their pets and dispose of the waste in designated pet waste stations, available throughout the community.

Each of our apartment homes will come standard with a double door refrigerator, dishwasher, stove/oven, garbage disposal, built-in microwave, washer and dryer.

Although we do not offer furnished apartment homes, several residents have rented unfurnished homes with us and utilized a furniture rental company to fill the home. Contact the leasing office for recommendations on furniture package rental companies.

Smoking is not permitted at any time inside our apartment homes or on the patios. Smoking refers to any use or possession of a cigar, cigarette, electronic cigarette, hookah, vaporizer, dab pen, juul, bowl, bong, or pipe which can be used to burn, light, vaporize, or ignite a product including, but not limited to, tobacco, marijuana, nicotine salts, THC cartridges, vape liquids, juul pods, oils or any other similar products, regardless of whether the person using or possessing the product is inhaling or exhaling the smoke or vapor from such product.

Valet service is provided. Trash pick-up is scheduled for Sunday through Thursday (excluding holidays). A container will be provided to each resident and must be used in conjunction with the valet service. Trash must be bagged in 12-gallon trash bags, tied securely, and placed inside the valet trash container for service. Do not place unbagged items in your trash container. Bags must not exceed 15 pounds. There is a maximum of two bags permitted each service night for pick up. Pet waste/litter must be double bagged. Containers must be placed outside your door no earlier than 6pm and no later than 8pm on a scheduled service date to receive proper service. Service will begin at 8:00pm. Loose garbage, boxes, or various trash located outside the trash container will not be removed and will result in a trash fine. Trash containers must be brought back into your apartment no later than 9am the next morning. If you have trash to dispose of outside of this time frame, it must be placed inside the compactor. The compactor is not available for bulk removal items such as housewares or furniture.

Although not a traditional gated community, Havana Square does utilize controlled access. Residents are registered within the leasing office at move in and provided a FOB/gate card to allow for access to the garage and resident amenities.

Yes! We have a several 1st floor apartments that come equipped with their own personal fenced in yard. Contact the office for details on these specific apartment homes.

Admin

Havana Square uses online rent payment for quick, easy, and on-time payment options. Rent, and any additional charges, are due on the 1st of every month and is, in fact, late on the 2nd. However, late fees are not be assessed until the 4th day of the month. Rent can be paid 24-hours a day online via the resident portal. Please understand that we are not able to accept cash or personal checks. Be sure to plan accordingly to pay online prior to the 4th to avoid late charges. Any payment submitted must cover the total balance due at that time. You can pay your rent online via our resident portal at www.havanasquaretampa.com by clicking on the ‘Residents’ button at the top of the page. More information on the fees associated with paying online is available on your resident portal.

The reservation screening process can take a minimum of 3 business days (M-F) to complete. Move in date requests that do not meet the minimum 3 business day requirement will be rescheduled by the community and additional costs may apply. Pricing is based on a number of factors, including but not limited to the move in day selected. Please understand that the leasing office does not have control of how long the screening process takes to be completed. However, there are ways for applicants to ensure prompt completion. Our screening includes two third-party screening processes. TwoDots handles our income and identity verification process. Each applicant will need to provide necessary documents within the first 24 hours of submission in order to continue to hold the reservation. Income documents that will be required are recent/consecutive paystubs, recent US tax documents, and/or US Bank Statements. Please be aware, direct bank links are required for bank statement verification. Other screening items outside income and identity are handled via a third-party company, OnSite. Details regarding our screening process is provided in the application, but a copy can be requested in advance of applying.

Renter's insurance is provided for $16/month, via Foxen, to be paid with your rent for each of our apartment homes.

Sspectrum is the preferred internet and cable provider.

All of our leases offer termination options. Although they can be expensive, each lease will offer two options for the resident to select between prior to move in. Termination fees are due at the time of notice. For a clear undertsanding of both options prior to signing, please contact the leasing office and we would be happy to help address any questions.

Residents can contact Spectrum directly to set up their cable and internet services. Tampa Electric should be contacted to set up the apartment electric.

The Smart Bundle fee due with each month's rent includes standard parking, valet trash service, water and sewer, pest control, compactor service, package system access, and resident social events.

Havana Square is located in North Hyde Park, at the intersection of N Rome Avenue and W Fig Street. Located less than two miles west of Downtown Tampa, North Hyde Park is a compact neighborhood brimming with historic charm and modern development. North Hyde Park is also steps away from all that Downtown Tampa has to offer.
